You rarely recoup the cost of your investment in the rental.

Stephen's Response:
Contrary to what you might expect, furnishing a property does not always guarantee an increase in price. Letting Agents generally advise against major home improvements. This is because you rarely recoup the cost of your investment in the rental. However, there are a number of simple techniques that help influence interest in your property, such as installing a power shower (which most professional tenants expect these days). Going a step further might involve some minor decorating. Your Agent should help you to decide what, if anything, needs to be done to show your property to its full potential.
