How accurate are website property valuations?

Website valuations work out an average property price based on the area and the number of bedrooms. But since the condition of properties varies so greatly, these figures are only averages.
For accuracy the traditional way is best - have three reputable estate agents, such as ludlowthompson, provide a valuation (market appraisal) on your property.
As there is not much property for sale at present, estate agents such as ludlowthompson are finding that houses are now selling well and near to the asking and valuation price.
