North Peckham has seen a significant regeneration over the past decade. Grim tower blocks have been replaced by low level housing projects. Much has been achieved, although a few rough edges still remain. South Peckham has respectable streets of solid Victorian homes, the best of which can be found overlooking Peckham Rye Common and Park.

There are many streets of Victorian terraced housing particularly west of Rye Lane around Chadwick Road and Choumert Road. North of Peckham High Road there are many council housing estates although there are some old terraced streets to the east of Peckham Hill Street. Also just to the south of Commercial Way, there is a large new Laings development with a mixture of houses and flats.

Shopping & Entertainment
The area is quite good for shopping. Rye Lane is the main area. This is a typical busy shopping street with a lot of small food outlets should as butchers, fishmongers, grocers and bakeries. There is also a large modern indoor shopping mall on Peckham High Street.
There are plenty of pubs in the area. The most famous is probably The Nags Head at Peckham Rye, immortalised in the television series Only Fools and Horses. -
Parks & Commons
Peckham Rye Common is the main open space. There is a fitness centre in Peckham Square and a multi screen cinema along Rye Lane.

Who lives here?
It is essentially a working class area with a multi racial mix of West Indian, Asian and Turkish. First time buyers and families are attracted to the area as property prices compare favourably with East Dulwich.
