ludlowthompson supports national initiative promoting safety checks
Every year for the last 10 years the Gas Safe Register has run an initiative called Gas Safety Week to promote the importance of annual gas safety checks. By raising awareness of the dangers of poorly maintained gas appliances and identifying the warning signs of carbon monoxide poisoning, this initiative really helps to keep communities safe.
Appliances that are not properly maintained can pose serious health and safety risks to tenants. These risks include gas leaks which could result in carbon monoxide poisoning as well as fires and explosions, all of which can be avoided by simply carrying out the necessary checks on a regular basis.
The Gas Safe Register provides lots of advice for landlords in relation to gas safety including the latest advice from the Ministry of Housing, Communities & Local Government (MHCLG) on property access and health and safety obligations in the context of Coronavirus (COVID-19) restrictions.
This year landlords are encouraged to arrange annual gas safety checks as early as possible, to anticipate difficulties in gaining access as the COVID-19 situation progresses. Landlords can have the annual gas safety checks at their properties carried out any time from 10 to 12 calendar months after the previous check and still retain the original deadline date, which gives the flexibility to carry out annual gas safety checks two months before the deadline date.
Every year ludlowthompson carry out over 1,500 boiler and gas appliance services in order to protect tenants from harm and to make sure our landlords adhere to the latest government regulations regarding safety. We are able to organise appliance safety checks for all our landlords as and when needed, and we will automatically follow up all annual checks where a property is being managed by us under a fully managed or rent collection arrangement.
Stephen Ludlow, Chairman at ludlowthompson says: “Gas Safety Week is an excellent initiative to remind landlords and their tenants of the importance of maintaining safety standards.”
“Ensuring that all appliances function correctly and are subjected to regular safety checks is of paramount importance.”
“Our agents are available to assist landlords on what they need to do so that their rental properties meet gas safety standards.”
