Gas Safety Week highlights action that landlords can take to ensure appliances are safe

Last week marked the eleventh annual Gas Safety Week, an initiative by the Gas Safe Register to highlight the importance of annual gas safety checks.
Identifying the warning signs of carbon monoxide poisoning and poorly maintained gas appliances is a crucial part of keeping our tenants and communities safe.
When a gas appliance is not adequately maintained it can cause serious health and safety risks to residents. Carbon monoxide leaks can cause fires and explosions due to their flammable nature, and breathing in the gas can cause breathlessness, headaches and even death. With adequate and regular checks, these risks can be easily avoided.
Landlords can find advice on the law surrounding carbon monoxide alarms in this guidance document from the Ministry of Housing, Communities and Local Government.
It’s important that landlords keep on top of the annual gas safety checks in their properties. Buy-to-let is a long-term investment and landlords who invest in their properties and are rigorous in the upkeep and compliance are much more likely to benefit from long-term tenancies and higher total returns.
Gas safety checks can be carried out any time from 10 to 12 months after the previous check, offering flexibility to get the checks done at a time that suits you.
