I own a leasehold flat and I can see the communal areas are not being maintained, although I pay a hefty service charge. What can I do?
Firstly I would raise the issue in writing to the landlord or managing agent. Ask to see a schedule of maintenance for the building and land. If you do not get a response or you believe the response to be unsatisfactory you can do one of two things:
1) The Right to Manage lets leaseholders take charge of certain management areas from the landlord without having to prove bad management. The Leasehold Advisory Service (LAS) has more information on this.
2) You can apply to appoint a new manager if you can prove bad management.
