Changing work patterns will impact London’s property market


The rise of hybrid working in the wake of the pandemic is likely to create interesting ripples in the housing market. It is expected that hybrid working, set to become commonplace in 43 of the UK’s largest 50 businesses, will create fresh demand, with buyers looking for homes that meet their ‘new normal’.

Hybrid working, which sees employees going into the office 2 or 3 days a week and working from home for the remainder, is set to become standard for many companies.

Top of buyers’ wish lists will be a study or spare bedroom to function as a home office. Demand for homes near green spaces or with gardens is high. This is a need that London, with its many public parks, is well-placed to meet.

Buyers will be looking forward to enjoying all London has to offer as restrictions on bars, pubs and restaurants lift. Inner city locations will be in demand, with good transport links vital, so commuters can easily access the office for half the week.
