Gas Safety Week; a helpful reminder for both landlords and tenants to help comply with gas safety precautions throughout tenancy
For the eighth year running, Gas Safety Week is back from the 17-23 September. The annual event is coordinated by the Gas Safe Register, which aims to promote awareness and encourage annual checks with a registered engineer. If gas appliances are not properly looked after, they can cause gas leaks, fires, explosions and carbon monoxide poisoning - indeed it is a criminal offence to ignore these regulations!
We at ludlowthompson have always been dedicated to raising awareness of the issues that landlords and tenants could experience. Possibly the most prevalent issue is the danger of poorly maintained gas appliances, therefore alerting landlords as to what they must do to keep up high standards of gas safety.
One way for landlords to provide support to tenants in this area is to create flyers about how to test gas appliances. These can be given to tenants when they move in as part of a welcome pack. ludlowthompson ensure that both landlords and tenants are aware of their obligations under the Gas Safety (Installation and Use) Regulations 1998, through correspondence with our dedicated property management and compliance teams. They are able to provide up to date advice to landlords and tenants alike, ensuring compliance at all times. In addition, we regularly provide ‘mail shots’ to our customers in respect to the safety of residential properties linking them to the helpful FAQ’s available on our website.
The Gas Safe Register recommends six simple steps that landlords and tenants can take to maintain high standards:
1. Only use a Gas Safe registered engineer;
2. Double check both sides of your engineer’s Gas Safe Register ID card to know that they’re registered and qualified to work on your gas appliances;
3. Have all gas appliances safety checked every year;
4. Familiarise yourself with the six signs of carbon monoxide poisoning; headaches, dizziness, breathlessness, nausea, collapse and loss of consciousness;
5. Check appliances for warning signs that they are not working properly, e.g. condensation around the room;
6. Fit an audible carbon monoxide alarm for a second line of defence against carbon monoxide poisoning.
Stephen Ludlow, Chairman at ludlowthompson, says: “Gas Safety Week is a great reminder for landlords and renters to ensure the highest standards of safety.”
“Of course, landlords know that the safety of their tenants is of paramount importance, and they can work together with tenants and the Gas Safe Register to know what to look out for.”
“The original regulations date back to 1994 and have quite rightly had more stringent revisions since then, as the buy to let sector has developed to the extent that there are now 4.5 million households renting privately. It is therefore quite correct that a corresponding raft of legislation has been introduced to regulate the industry, including positive changes to improve energy efficiency, emphasising the need to use an ARLA Propertymark Agent, such as ludlowthompson, for letting property for a professional up to date advice"
“Professional agents will guide landlords through the latest regulations and related requirements. And encouragingly, those landlords that embrace these measures enjoy consistent long term total returns. Indeed, ludlowthompson's landlords have enjoyed year-on-year total returns of 9.9 % per annum since the millennium.”
