Savvy house-hunters use lighter-for-longer evenings to secure their dream homes ahead of the summer rush
It’s official: the “golden hour” has arrived. We’re now on British Summer Time, and savvy house-hunters are acting quickly to make sure they make the most of the longer daylight evenings to kick-off their property searches before the summer rush gets underway.
At this time of year, we see a real uptick in prospective buyers taking advantage of our extended opening hours (we’re open until 8pm most weekdays as well as all day on Saturdays). This is a big plus for the vast majority of buyers who like the fact that, unlike most online-only estate agencies, our local experts will be there to show them around and answer any questions.
Both Sales and Letting applicants are conscious that in just a few months, a new wave of UK and international students and graduates will be flying the nest and moving to the capital, drawn by our world-class universities and vibrant jobs market. They will be looking for good quality homes to start their new lives in London.
Sellers and landlords can make the most of this opportunity to put their properties on the market as viewings pick up, with a view to getting their property under offer so sellers can move up the ladder and landlords have the certainty of total returns.
Stephen Ludlow, Chairman at ludlowthompson, says: “Young professionals often have to view prospective properties after work, and that golden extra hour of daylight in the evening makes this much easier.”
“With strong competition for good properties, house-hunters know they have to act quickly, so taking the initiative in early spring makes a lot of sense. Our extended opening hours enable them to do this, accompanied by local experts.”
“It means they can steal a march on the summer rush.”
“Taking a pro-active approach to marketing a property can have many benefits for landlords too: if contracts are coming to an end, this can help them avoid void periods.”
