Recent research shows that nearly 2 million landlords plan to expand their property portfolios in the next year – that represents approximately 80% of landlords in the sector. This comes despite continued Brexit uncertainty and, over the past couple of years, new Government legislation for the sector.

What the statistics emphasise is what we have always stressed – that professional landlords who are in the market for the long-term will continue to benefit from an asset class that delivers consistent long-term returns.

Indeed, for those professional landlords, additional regulations may stop some ‘discretionary’ landlords – those that have decided to rent their house after previously planning on selling it – entering the market, thereby continuing to limit supply and helping boost returns for those that remain.

The long-term shortage of supply is helped by the resilient London economy, which means a steady stream of renters looking to move into the capital and with wage inflation ticking up, if history repeats itself rents will increase in line - all of which points to a strong market for landlords.
