Pre-sale prop-tech - a win-win for buyers and sellers alike

Prop-tech companies continue to work with more respected, established agencies – highlighting benefits of ‘clicks and bricks’ partnership for clients
ludlowthompson is running a trial initiative using pre-sale packs, through Gazeal – a new system for property sales that binds both parties when they are ready to agree a deal. We recently completed a prototype sale through Gazeal with a view to rolling the concept out on a wider basis across the network.
Currently, an agreement to buy or sell a house is not legally binding until Exchange of Contracts, but the pre-sale packs provided by Gazeal provides a legally-enforceable system for property sales.
Essentially, what this means is that with the vendor collating details they know relate to the sale of the property upfront, they thereby speed up the process – thereby potentially making the sale outcome, more certain.
For sellers this means increased security as occasionally buyers can pull out and cancel at the last minute – ultimately wasting time and expense that cannot be recovered. Sellers no longer have to wait for three months on any unsecured sales, and it gives certainty to buyers as well as they can’t be gazumped – so it’s a win-win.
Even the entry-level Xpress service allows buyers to see searches and property documents in advance, ensuring transparency and giving buyers confidence, which ultimately means seller security.
