Spotlight on pitfalls of over-intervention in rental market

Too much Government tinkering risks becoming counter-productive for landlords and tenants alike
The popular idea that more intervention in the private rental market must necessarily be a good thing appears to be increasingly under scrutiny. Given that renting is essential for labour mobility and, therefore, economic growth, considered policy-making is crucial.
Earlier this month, it was reported that one local council has shelved proposals to introduce a lettings licensing scheme after a major public backlash, in favour of a 'five point' plan to crack down on abuses by rogue landlords.
This follows on the back of comments made by homeless charity Shelter questioning whether Labour’s plans to introduce rent controls could in fact do more harm than good.
It’s a topic many reputable landlords are bound to feel strongly about. Clearly, safeguards must be in place to protect tenants from disreputable landlords offering substandard housing, but many would argue that there is a sufficiently robust framework already in place.
Of course, landlords do have to ensure their properties comply with increasing legislative requirements. However, help is at hand to understand what those requirements are and advise on how best to meet them, by using a registered, respected “Propertymark” agent such as ludlowthompson.
Voluntary membership of this organisation shows that an agent is committed to high standards and transparency to help ensure that the rental market functions effectively for landlords and tenants alike.
Stephen Ludlow, Chairman at ludlowthompson, says: “The rental market is a hot political topic at the moment, but too much intervention may be counter-productive – for the market and the wider economy.”
“Landlords need to be able to invest in maintaining good quality properties, and moves towards subjecting them to more onerous levels of red tape needs careful consideration. The vast majority are reputable operators who adhere to existing, increasingly stringent controls.”
Here is a selection of recent reviews of ludlowthompson from landlord customers on the allAgents website:
“Having recently bought an investment property in the Area I was unsure who to go with since there are so many agents in the area. Jonathan was knowledgeable and professional throughout the whole process and found me a great tenant.” Peter, Acton
“I have been delighted with the service given by Nicola Dawkins at the Lewisham branch. She has been very helpful and answered all my queries promptly and with clarity. She is friendly, polite and supportive. It is great to have confidence in knowing that the renting of my property is in such safe hands. She is a credit to ludlowthompson.” Sara, Lewishm
“Michael is very efficient, always giving sound advice. He is very good communicator and very responsive. It has been a pleasure to work with him.” Tess, Tooting
