Property MOT Proposal – Why it's actually a good idea

Property MOT's can give peace of mind for landlords and tenants alike
Almost 60 years after MOT certificates for cars were first introduced, a call from ARLA Propertymark, the UK's foremost professional body for letting agents, for MOTs for private rental properties has gained quite a bit of traction.
Car MOTs may have been seen as a hassle by vehicle owners when they were first brought in, however they are now an essential part of car ownership, ensuring vehicles are performing as they should.
ARLA Propertymark’s proposal comes in the context of the Government’s drive for landlords to meet energy efficiency targets for their properties. The Government wants all private rented properties to reach a ‘C’ level Energy Performance Certificate by 2030.
Although at first glance it may seem like further unwanted regulation for the private rented sector, it could be a positive thing if landlords embrace it. A more energy efficient property is more desirable for tenants which should lead to higher rents and longer tenancies, increasing total returns.

Better quality properties obviously achieve higher rents, longer term tenancies, fewer voids and enhanced total returns. Many upgrades are also deductible against tax.”

So long as they avoid unnecessary cost and bureaucracy, they would ensure continued professionalism in the private rented sector. Embracing the plans would show the Government that the sector can contribute to resolving the housing shortage and so deserve their support.”
