Here’s how to take advantage of a Spring boost

Houses sell faster in the Spring than at any other time of the year
But with all this talk of slowdowns in the market, will there be a boost in Spring sales in 2023?
The truth is that no-one knows for sure but there are already signs that the market is stirring. And the brighter days, the signs of growth and the prospect of a glorious Summer to come all combine to add energy and positivity into not just the housing market – but to the economy as a whole.
It’s not just about mood – inflation is beginning to ease and mortgage rates have settled since the political instability of last Autumn. Many families are still feeling the effects of the cost of living, but even so, according to Rightmove, the number of buyers making property enquiries was up 11% on the pre-covid market of 2019 – usually regarded as a ‘normal year’ for house sales.
Most encouraging of all, the same Rightmove research suggested that first-time buyers are showing the strongest signs of recovery, with just 7% fewer enquiries than in February 2019.
So, if you’re hoping to achieve a Spring sale this year, what is the best way to achieve it?
Clean up and throw out
The old tradition of a Spring clean is a must – and that doesn’t mean pushing the Hoover around a bit.
Floors, skirting boards, doors windows should all get the full treatment. In the kitchen, put the same elbow grease to all surfaces and cupboards – even the one under the sink which tends to attract all kinds of nasties during the winter months.
And as you go, let ‘de-clutter’ be your watchword – if in doubt, throw it out. There’ll be a few trips to the tip, without a doubt. And as you are going through your home, look out for any little repair jobs that might need some attention. Make a list as you go and, if you can do them yourself, allocate yourself time to do them. If they require a professional, use recommended tradespeople and book early – they’re going to be in demand.
Let there be light
Seek out gloomy corners around your house. See if they can be brightened by changes in lighting. Remember it’s springtime and people are going to be attracted to the light and bright rather than the dark and dingy. Another go at the windows will maximise the natural light but if that’s not enough, a new coat of paint here and there can add colour and bounce. And what about a mirror? Will that help lighten those shadowy places?
Stand-out street view
How does your home look from the street? Go outside and cast a critical eye over the approach and entrance to your home. What can you do to make it look more welcoming? Are there flowerbeds? Turn them over and do some planting. Is there a pathway? Keep it clear and free from weeds or anything that overgrows. How is the door furniture? Tarnished? Polish it. Past it? Replace it! The idea is to give your home the upper hand over any other similar properties that are going on the market at the same time.
And while you’re outside, are there any other little jobs you can think of? Clear leaves from drains and lawns. If the ground is dry, mow the lawn (if you’re lucky enough to have one), prune and tidy - think about planting something colourful. If there’s a garden shed – clean it out and get rid of broken tools and plant pots. Make the whole thing look cared for, after all, who wants an unloved home?
