Can you tell give me a breakdown of costs for selling my house with an estate agent?
When you sell your house there are a few costs that need to be considered.
1) You will require an Energy Performance certificate (EPC) which gives information about the property's energy use and typical energy costs as well as an energy efficiency rating. This is valid for 10 years. At ludlowthompson we can arrange this to be carried out for you at a cost of £78.00+VAT.
2) You will also pay fees to your estate agent for the marketing and sale of the property. At ludlowthompson we charge 1.75% of the sale price of the property on a Sole Agency basis and 2.5% on a Multiple Agency basis (All fees are subject to VAT and a minimum fee). Using a reputable estate agent to sell your home can be invaluable. The estate agent will work for you as the vendor to sell your home for the best possible price, utilising their extensive marketing tools to reach the widest audience of buyers.
3) You will need to appoint a solicitor or legal conveyancer who will deal with the legal aspects of selling your property. The cost will depend on the sale value of your property, but is often considerably lower than fees involved when buying a property.
4) If you're moving house you'll also need to remember to factor in moving costs. If you're moving a considerable distance then the cost can be quite high so it is worth getting a few quotes from different removal companies to make a comparison.
