A fifth of homes found to have unsafe gas appliances

Last weeks Gas Safety Week aims to raise awareness of the importance of annual checks to property owners
A study carried out by British Gas found a fifth of homes contain hazardous appliances, most commonly faults were found in boilers and old cookers. Faulty appliances are known to have caused gas leaks, fires, explosions and carbon monoxide poisoning, with landlords then potentially facing criminal charges.
Last week was the ninth annual Gas Safety Week. The event, organised by the Gas Safe Register, aims to raise awareness and encourage annual checks with a registered engineer. Whilst the week brings a great amount of attention to gas safety it is an important issue all year round.

The Gas Safe Register details landlords three main responsibilities under UK law:
1) Maintenance: gas pipework, appliances and chimney/flues need to be maintained in a safe condition
2) Gas safety checks: gas appliances and flues must be safety checked annually by a qualified Gas Safe registered engineer
3) Record: a record of the annual gas safety check should be provided to your existing tenants within 28 days of completion, or to new tenants upon the start of their tenancy.
