After death and divorce, moving house is one of the most stressful things you will ever do, and it is worse if there is a chain. Why not buy a chain free property.
Figures show that the number of buyers caught in a chain has risen 10% in the last year, that can add considerable time and expense to a move. If the person above you or below you in the chain pull out for any reason the consequences for you could be dire.
Another area to consider is if your purchase drags on, your mortgage offer could expire, in our present financial climate it is unsure whether the next offer would be as good.
Suzanne Gray, director of sales at ludlowthompson, says: "It is preferable to buy a chain free property because there is no attached purchase. Having an attached purcahse increases the risk of the sale falling trhough. All properties linked in a chain area subject to buyers' emotions, surveyors valuations, preoprety defects and legal complications, so the more links in the chain the greater the chance that something could go wrong.
Buying a property chain free means that you only have one buyer and one seller, so negotiations and timescales are general much simpler. There is also one property to deal with in terms of the valuation, survey report and legal titles."
