Landlords and Tenants need to check smoke detectors work at start of tenancy and comply throughout term
Summer is the peak season for tenant demand particularly from graduate entry sharers and students, meaning more people are looking to move into rental properties. With new renters starting their tenancies, landlords need to ensure they are on top of all legislative developments. Health and safety obligations like smoke detectors attract understandable scrutiny.
Legislation updated in 2015 states smoke detectors are a legal requirement in privately rented properties throughout England. It says that while landlords need to check smoke detectors work at the start of a tenancy, they are the tenant’s ongoing responsibility.
One way to provide additional support to tenants in this area is, for example, to create flyers about how to test and maintain smoke detectors. These can be given to tenants when they move in as part of a welcome pack.
In recent years the government has introduced new legislation for the letting market, which many landlords might think is a problem.
